Because we work with many/most of the HOA’s we are very comfortable addressing your needs as a roofer. One of the strictest covenants around for a roofer, Woodinville Aspenwood requires that the roofer install a new roof that is the same slope, material, color and texture of the existing roof. In other words, it must look identical to the existing roof, as installed by the roofer. Aspenwood’s roofers may not install a mansard or flat roof anywhere in the neighborhood.
Any new roof features such as skylights, weather vanes or cupolas must not be visible from ANY public area. Roofing contractors must use flashing, diverters, vent stacks and other structural elements that match the roof color. Gutter installation must be done with gutters that match the existing fascia or roof color.
New roof features must be compatible with the design of the existing house. Roof-mounted equipment must be completely screened and must not be visible from the street, parks or other public viewing areas. The color of the new roof flashing, diverters, vent stacks, and similar features must match the existing roof color. The color of new gutters must match the existing fascia or existing roof color, or be compatible with existing roofing. Woodinville Aspenwood roofers must use roofing material with a minimum of a 40-year life or the life of the existing roof, whichever is greater.
The Bear Creek Neighborhood
The Bear Creek HOA states that all homes must be maintained in good repair and appearance. Any construction, including roofing and re-roofing, must be completed within 6 months. Noise must be maintained at a minimum between the hours of 10 pm and 7 am. Construction vehicles and trailers may not be stored overnight. There are no set requirements for materials, roofing type, color or appearance used by the roofer. Woodinville roofers must submit construction plans to the DRC for approval which will take into account whether the type, appearance, and color are in harmony with the surroundings including vegetation, view, and topography. Also, the quality of materials and construction will be reviewed for compliance with the existing quality of construction and improvements.
Lake of the Woods Neighborhood
Composition roofs are not permitted, additionally, all roof colors must be approved by the ACC. Lake of the woods allows no promotional advertising signs, for roofing contractors. Woodinville Lake of the Woods requires all residents to adhere to the HOA covenants, it is important to consider when hiring a roofer.
Woodinville roofers in the Tuscany Neighborhood
Tuscany has a distinctive look and feel they are wanting to maintain. Like many neighborhoods in Woodinville, roofers are approved for Certainteed Presidential TL shingles but the color selection is limited to Autumn Blend, Charcoal Black, Country Gray, Shadow Gray or Aged Bark. Of course, traditional to the Northwest, cedar shake shingles are approved for use by roofing contractors. Approved product and colors are Cedarlite: Ashwood, Heartwood, Ironwood; Silverwood; Saxony Shake: Walnut, Saddle; Saxony Split Slate: Barnwood; and Saxony Slate: Charcoal, Cobblestone.
